Dream it.
It all starts with an initial consultation. We review with you your ideas for your project and how we can best help you to get the outcome you want. In this initial consultation we can talk about design, usage of the space and what sort of budget you have available to get the product you’re looking for. All too often clients embark on a design journey for a project only to be disappointed 4- 6 months into the process, when the deisgn they’ve had approved is unaffordable; then everything starts again.
Our expertise in construction design and cost planning eliminates much of the risk around affordability and total project costs.

Concept design.
Once we have a concept idea that aligns to your needs and budget, we can get some initial plans drawn up. We have great relationships with local architects who can draft concept designs. From these concept designs we can produce an accurate cost plan for the work to ensure that the concept designs are fully aligned to your budget. Once certain we’re in budget and your design ambitions have been met, we can take the project through planning permission if required.
Technical design.
At this stage we will get full technical and building regulations drawings completed. This will show in great detail the design of the project and how the space will work. Structural designs will also be completed at this stage to specify what steelwork/timber etc is required for the project.
Tendering and procurement.
We will take your project design out to the market and get competitive quotations back from local contractors. We produce a scope of works document clearly explaining the elements of the project and the specifications to the contractors as part of the tender pack we pull together.
We will then analyse the contractor’s tender returns to ensure completeness in their price and that all contractor’s have priced a ‘like for like’ scope of works. Once the bids have been levelled we will consult with you and take you through the tender returns and together we will decide on a contractor to take the project to the build stage. We will draft formal contracts to ensure you are protected and all parties understand what they are signing up to.
Build it.
We will set up pre-start meetings with the contractor, us and you to walk the site and ensure everybody is happy with the project and start date. We will review progress with the contractor on a frequent basis and ensure that any longer lead it items are ordered in good time as not to delay the project. We’ll complete interim or monthly progress reviews with you and the contractor.
Manage it.
We’ll take the stress out of managing the contract and the progress of the contractor. Throughout any project there will be some element of project change. We will review any changes with you and then with the contractor. If you change an element of the design or there are unforeseen site conditions which entitle the contractor to any extra money, we will assess the contractor’s pricing in line with contracted rates or fair market rates. We make sure that everyone is treated fairly and that pricing completed by the contractor is not excessive and only what is needed to give you the outcome you want.
Completion.
We’ll ensure that your project is complete and all associated certificates and sign-off documents are handed over. All that is left for you to do its to enjoy your new home!
